Riverfront Park is essentially a work-in-progress as the newest and most up-and-coming neighborhood in Denver. Just north-west of downtown, it’s bordered on the north and west by I-25, the south by Wewatta Street and Auraria Parkway and the east by 20th Street. Although adjacent to both LoDo and Ballpark, Riverfront Park has its own subtle character. Less industrial than Ballpark but too new for the stylized-historic feel of LoDo, Riverfront townhomes, apartments and lofts have their own distinct urban style. More high-rises, art house facades and contemporary-styles, these neo-eclectic lofts and condos range from half-brick/half-stucco to towers of glass to re-imagined brownstones and everything in-between. Aesthetically, the neighborhood has a less city-living feel with the combined Commons Park, Confluence Park and Centennial Gardens serving as the center-piece of the community. Also, rows of small trees and plots of grass make Riverfront Park more of a New Urbanism-type neighborhood than other loft communities.

Although Riverfront Park lacks the overwhelming commerce of its neighboring LoDo, it certainly has its own distinguished retail treats. For starters, the flagship REI outdoor gear store is based in the heart of Riverfront across from the confluence of the Cherry Creek and Platt rivers. Other exciting examples include the Aquarium, The Children’s Museum, the Pepsi Center and Six Flags Elitch Garden. The Plaza at Riverfront Park includes Little Raven Vineyards, Ink Coffee, Colorado Petfitters, award-winning Zengo Restaurant, McLoughlins Restaurant and Bar and Platte Forum community arts center. Of all the loft communities in the area, Riverfront Park is easily the most dog-friendly with access to acres of parks, the Cherry Creek Bike path, two rivers and grass-lined streets. Speer Boulevard and Park Avenue are major thoroughfares that connect directly to I-25. Similarly, the FREE MallRide and the Light Rail both have stops at Union Station on the Wewatta border.

There’s no end to all the funky new buildings going up in and around Riverfront Park. As for townhomes and condos, the list of mixed-use buildings include Komorebi on the corner of 15th and Delgany, which is 7-story building with 43 residential units schedule to start construction in 2007. Also, City House is a 23-story tower with 393 sale-units. The Wewatta Plaza is a mixed-use building with for-sale office condos and ground floor retail. Union Center Hotel and Residencies is designed as three 9-story towers with 171 hotel rooms and 93 condo units. A few different projects include the Railyard Dogs Park a triangular off-leash dog park scheduled for completion within the next year or two and the just-opened Museum of Contemporary Art Denver. There’s also the 18th Street Bridge project connecting Union Station area with Riverfront Park area and break ground in 2008.
