Observatory Park Homes

With Observatory Park real estate going through a major face-lift (neo-eclectic mansions are popping up block-after-block), anyone lucky enough to own the older ranches and shotguns remaining in this neighborhood must feel like lottery winners. And for good reason – Observatory Park is a wonderful, well-situated, shady, quiet, wonderful section of the city.

Located southeast of downtown, the neighborhood is bordered on the west by University Boulevard, on the east by Colorado Boulevard, to the south by Yale Way and the north by East Evans Avenue.

Architecturally various to a small degree, homes in Observatory Park are primarily ranchers, surrounded by increasingly dominant neo-eclectics in the south and east and then (to a lesser degree) by Victorians, Denver squares, Tudors and colonials in the northwest corner. Other than some brick apartment buildings and fraternity and/or sorority houses bordering the perimeter, there are few—if any—duplexes, apartments or townhomes.

This is one of the few neighborhoods in the city that is almost purely single-family. Aesthetically the streets are wide, the trees are tall and intermingled with smaller brother and sister saplings, the sidewalks are separated from the streets by wide plots of grass, and the overall neighborhood tone is one of shady summer walks. Observatory Park lacks nothing in terms of amenities, with major thoroughfares on three sides, two wonderful parks, a quick straight drive to Cherry Creek, neighboring Denver University, a nearby light rail station and direct access to I-25.

From the fast food and acoustically sophisticated Newman Center for the Performing Arts on University Boulevard to the King Soopers, 24 Fitness and Pier 1 Imports on Colorado, there’s no everyday need that isn’t available in the hustle-bustle surrounding the Observatory Park neighborhood. In contrast, the neighborhood itself is a quiet oasis with two of the smaller and most wonderful parks in the city. The namesake park is as aesthetically pleasing as it is packed with amenities such as tennis courts, a rugby field, baseball field, basketball court, playground and the historic Romanesque Chamberlin Observatory. The smaller yet equally wonderful Robert H. McWillams Park is a quiet hamlet with a basketball court, playground, umbrella shaded tables and an enchanting-looking wooden bridge. University and Colorado are both major thoroughfares leading to I-25.

There’s construction on almost every block in Observatory Park. There’s so much construction that at least one block is shut down to through-traffic. Almost entirely single-family construction, the new homes in Observatory Park are mostly scrapes with older bungalows being replaced by Spanish/Italianate/Tudor-influenced neo-eclectics. There are some newer constructions happening on the perimeter along University. The University Station Lofts are planned for 1920 University, while Scholar’s Walk is in the final preliminary planning phases and slated for 2310-2316 South University.
