When defining the boundaries between Ballpark, Five Points, Curtis Park and even LoDo, there’s overlap and differing boundary designations depending on the source. For the purpose of this description, boundaries were chosen based on all available sources and common sense.
Short for lower downtown, "LoDo" is the Now-spot in Denver. As with the Ballpark neighborhood, LoDo real estate is very much city-living, except with less urban-industrial style and more of a restored historic feel. LoDo is north-west of downtown and bordered on the west by Speer Boulevard, the south by Larimer Street, the east by 20th Street and the north by Wewatta Street.
The Homes in LoDo and Downtown Denver
Although the area's primarily commercial, there are many restored Victorian warehouse-lofts tucked among the clubs, restaurants, bars and boutiques. Unlike neighboring Riverfront Park, there are few buildings over five- or six-floors and far less art house highlights. Also, much of the industrial style found in Ballpark is played down in LoDo's homes, giving it that stylized historic feel. However, like Ballpark there are very few trees, very little grass and lots of parking lots. Concrete and red brick are the primary aesthetic staples.

While LoDo is best known for eating and drinking, it recently gained national attention as home to The Real World: Denver. Among its numerous hot-spots, some of the more long-lived include burrito-rolling Illegal Pete's, blackened and elegant Gumbo's Louisiana Style Café, saucy Vesta Dipping Grill, legendary El Chapultepec, and dance-till-you-drop Downtown Tavern. LoDo residents can also enjoy a Rockies, Nuggets, Avalanche or Mammoth game, jog the Cherry Creek Bike Path or relax in neighboring Commons and Confluence Parks without ever opening a car door.
LoDo is bordered on almost all sides by major thoroughfares including Speer, 20th and Broadway—all leading to I-25. Also, the Market Street Station is a major RTD hub, the FREE MallRide runs from Wewatta to Broadway on 16th and a Light Rail stop sits at the north-west border along Wewatta.
Quickly filling up but still on the move, LoDo has a few new projects scheduled to begin in 2007 and 2008. Slated for completion in 2008, the Sugar3 is a 10-story mixed-use, on the corner of Blake and 16th Street, with ground floor retail, three floors of office space and six floors of residential. Additionally 1800 Market, beginning in 2007, will be a 13-story mixed-use with retail and 300 apartments. The 1515 Wynkoop project should start in 2007 and be an 8-story office building with ground floor retail. The Alliance Center Phase 2 is a 6-7 story mixed-use housing 10-15 non-profits with floors 6-7 set as residential. The three-building 1400 Wewatta is a 9-story office structure, a 10-story structure with offices and 21 penthouse residences and a 6-story residential with ground floor retail. Finally, in the western corner of LoDo, a Downtown Children’s Playground is slated to begin in 2007.
