Homes in the Highlands area
Highlands is an up-and-coming neighborhood that’s quickly becoming the new hot-spot in Denver. Bordered on the west by Sheridan Boulevard, the east by I-25, the south by 29th Avenue and the north by 38th Avenue, Highlands is a modest neighborhood. Architecturally defined by shady bungalows, sprawling Queen Annes and newer urban-chic townhomes and lofts, the area is also home to Denver squares, ranches, quaint Tudors and bungalow duplexes.
Aesthetically, the area has thin streets with wide plots of grass separating the sidewalk from the road and thick mature trees creating a canopy overhead. Although the houses are set closer to the street than in neighborhoods like Country Club or Cherry Creek, it works to harbor an overall sense of community.

Highlands real estate is valued for an overabundance of amenities, ranging from parks to restaurants and boutiques. Its home to an historic shopping district (at the intersection of 32nd Avenue and Lowell Boulevard) that’s as quaint as Wash Park’s South Gaylord Street. With funky, original shops such as doggy-salon Puppercrombie and Bitch, art-house contemporary Sushi Hai or heady and delightful West Side Book Annex, there’s something for every taste. Also, the homegrown Pferdesteller and Highlands Parks are great for their open space, basketball court and playgrounds. For more city-paced fun, drive ten minutes east toward Invesco Field, the Pepsi Center and LoDo. Federal and Sheridan are both major thoroughfares that lead to I-70 and I-76.
A lot of development is making The Highlands neighborhood very attractive particularly with neighboring Riverfront Park in construction overdrive. The Flats 15 Phase 2 townhome project includes 8 townhomes that will complete the total of 15 units under the Flats 15 plan. Construction is expected to be completed in winter 2008. The Ayr on 29th project consists of 20 for-sale condominium units in a 4-story building and is expected to be completed in 2007. The Highlands Bridge Lofts is a 101-unit condo project that includes two 3-story buildings and one 5-story building. The 3300 Osage project is a small mixed-use development consisting of a neighborhood restaurant and lounge, a wine store and four loft condominium units. The Shoshone Heights project is planned for the southwest corner of Shoshone Street and West 33rd Avenue and is slated for completion in summer 2008. Perry Place modern townhomes are currently under construction along with the almost completed urban-chic Perry Row luxury townhomes, both located on Perry Street.
