The Golden Triangle neighborhood is located down town and directly south of the city center in an area identified as Down Town Denver.

The Golden Triangle neighborhood has a character partially influenced by it’s proximity to the distinctly angular Frederick Hamilton building of the Denver Art Museum. The neighborhood is located just south of downtown with Speer Boulevard as the western border, Broadway as the eastern border and Colfax Avenue as the northern border. Although the Hamilton Building—along with the public art it fosters—gives this area an art-house slant, there’s an interesting counterbalance in the more classic French baroque-style of the Beauvallon, the Belvedere and the Prado condos. Closer to Speer are rows of flat-roofed row houses and old converted Victorians. The overall aesthetic of the neighborhood is concrete-and-glass city-living with a corner of green at Civic Center Park.

arket statistics for the Capitol Hill neighborhood are listed below. Please feel free to contact either Stacy or Alex if you would like more detailed analysis of Capitol Hill real estate.

With the Denver Art Museum and the Colorado History Museum as its centerpieces, the Golden Triangle neighborhood has everything from goldmine breakfast nooks to award-winning jazz clubs. Try the independent Curious Theatre Company, rave till close at Club Vinyl, taste a little “back east” flavor at Luciano’s Pizza, gear-up for winter, summer or anytime at Gart Sports, or peruse the small art galleries located near Speer. The Golden Triangle is also home to the Denver Mint, the Courthouse and the Denver Public Library and if that isn’t enough, its proximity to Downtown, the 16th Street Mall, Uptown and Capital Hill affords a veritable rainbow of options. Also, the 40-mile Cherry Creek Bike Path runs along Speer, which is perfect for everything from walking the dog to getting in that early-morning jog. In addition, Speer and Colfax are major thoroughfares leading to I-25.

The Golden Triangle is rich with development both newly completed and on-going. From the Hamilton Building to the Beauvallon, the skyline changed dramatically in this part of the city and it doesn’t seem to be slowing down. The Piranesi is a 5-story, 44 unit condo building on the corner of 11th and Delaware. A 20-story mixed-use residential project is slated for 1000 Speer, while a 10-story mixed-use apartment tower of 63 units is scheduled to begin construction in 2007. Finally, the 816 Acoma Tower is a 16-story tower with 224 apartments that is expected to be completed in 2008.
