When defining the boundaries between Ballpark, Five Points, Curtis Park and even LoDo, there’s overlap as well as varying boundary designation depending on the source. For the purpose of this description, boundaries were based on all available sources and common sense.

Curtis Park real estate is in the midst of a cultural and architectural renaissance. From flat-roofed row houses to Queen Ann style Victorians to urban-industrial condos, there’s no end to the architectural yin-and-yang defining this work-in-progress.

Bordered on the west by Larimer, the east by Glenarm, the south by 20th Street and the north by North Downing Street, the Curtis Park neighborhood is defined by high concentrations of Victorian houses and apartment buildings, including mega Queen Annes with second-floor balconies. Add to the mix clusters of flat-roofed row houses, urban-chic condos and art house flats concentrated along Lawrence and Park Avenue.

Just as the neighborhood varies in architectural style, it’s equally eclectic in terms of neighborhood aesthetics. Bordering on Ballpark, LoDo and Uptown, the Curtis Park district is part city-living and part tree-lined neighborhood. With its prime location and direct access to downtown and points south via the Light Rail, Curtis Park has access to some of the best hot-spots in the city including the 17th Avenue “restaurant row” in Uptown, all of LoDo, Ballpark and downtown, as well as the homegrown charms along Welton Street, Larimer Street and Park Avenue. In addition, Curtis Park is home to the Sonny Lawson Park with its beatnik-legendary baseball field and the Mestizo-Curtis Park with its outdoor pool, tennis and basketball courts and soccer field.

Take a historic drive down modern-day Welton where jazz greats like Charlie Parker, Duke Ellington and Billie Holiday haunt the recently resuscitated Rossonian Hotel. For modern music, try Cervantes’ Masterpiece Ballroom and Quixote’s True Blue for a whiff of your own lilac night. Curtis Park’s next up-and-coming area is the Larimer/Lawrence corridor with its authentic Mexican restaurants, bars/music venues like indy-rock-inspired Larimer Lounge and small ad companies like Vanguard Communications. Finally, 20th Street and Broadway are both major thoroughfares with 20th leading to I-25 and Broadway/Brighton Boulevard leading to I-70.

As for mixed-use and residential expansion, Curtis Park gives Ballpark and Riverfront Park a run for their money. Village Flats on Lawrence is a 5-story, 12 unit condo project completed in the fall of 2007. The Welton Place is a mixed-use, 300 unit building with retail, residential and office space that began in 2007. Upper Larimer is a two-site project of 11 townhomes that broke ground in 2007. Finally, Mestizo 31 is a 10 townhouse project on the corner of 31st and Arapahoe, and 2428 Champa is an 8-unit project beginning in 2007.
