For an average-sized single-family neighborhood, Cory-Merrill real estate is in the midst of an architectural evolution. It’s located southeast of downtown and bordered on the west by University Boulevard, the south by I-25, the east by Colorado Boulevard and the north by Mississippi Avenue.
Although architecturally defined by squat bungalows and classic ranches, there’s a noticeable transition to larger neo-eclectic and contemporary mansions with an emphasis on stone, brick and rugged-looking wood facades. Many of these newer homes are also accented with Victorian tiling and mission-style stucco. There are very few (if any) apartments, duplexes or condos.

Although the Cory-Merrill neighborhood lacks the small-town shopping spots of other neighborhoods such as Washington Park, its proximity to retail-nooks like South Gaylord Street and nature-goldmines like Washington Park affords this neighborhood immediate access to the best Denver has to offer.
Bordered by a busy stretch of Colorado Boulevard, there are all manner of creature comforts available such as Dave and Busters, an IMAX theatre, a Safeway supermarket, a Best Buy and an array of fast food, gas stations and shopping centers. This neighborhood is also the sprawling home of the Archdiocese of Denver and the top-rated Cory-Merrill Elementary School. Finally, University and Colorado are both major thoroughfares leading directly to I-25.
Although there are no major multi-family projects happening in the Cory-Merrill neighborhood, there are a lot of single-family projects, specifically pop-tops and “scrapes”. On almost every other block, new or newer mansions loom over older ranches and bungalows. From the amount of construction still underway it’s apparent that Cory-Merrill is in the process of a major face-lift. |
