Homes in the Congress Park Neighborhood
Southwest of downtown, Congress Park real estate is bordered on the west by York Street, the north by Colfax Avenue, the east by Colorado Boulevard and the south by 6th Avenue. Starting from Colfax, the neighborhood ranges from high concentrations of Denver squares and older brick apartment buildings to rows of bungalows and cottage-style Tudors on the 7th Avenue border. Between these two extremes is everything from Victorians to Dutch Colonials to missions.
Although the neighborhood seems predominantly comprised of single-family homes, there are increasing numbers of duplexes and apartment buildings closer to Colorado. The streets are narrow and lined with tall mature trees, creating a canopied environment that’s ideal for walking the dog, jogging or just sitting on the porch watching the day pass. With Cheesman and Congress Parks separated by only five blocks, this is an ideal neighborhood for all things athletic. From the crushed gravel running path, playground and open-field expanse of Cheesman to the outdoor swimming pool, soccer field, eight tennis courts, two softball fields and basketball court of Congress Park, there is something for sweat-junkies of every strip. Additionally, the close proximity to Colfax and City Park provides nearly backdoor access to the Denver Zoo and the Denver Museum of Nature and Science, as well as the newly built Tattered Cover and the adjoining Twist and Shout and the ever-present Bluebird Theatre. Both Colfax and Colorado are major thoroughfares that lead to I-25, I-70 or both.
Even with close proximity to major thoroughfares, there aren’t many (if any) new developments other than single-family houses. Even single-family construction seemed limited, particularly compared to neighborhoods like Cory-Merrill and Hilltop. The sole development seems to be a Residence Inn, at 756 North Colorado Boulevard, that is still in the early stages. |
