Located more than a mile east of downtown, Denver’s City Park real estate is the welcome oasis in a concrete world. Nestled on the southern edge of its namesake City Park, it’s bordered on the west by York Street, the east by Colorado Boulevard and the south by Colfax Avenue.
A residential extension of the park, the neighborhood has everything from two-story brick Denver squares to neo-eclectic condos, single-story duplexes and craftsman-type bungalows with thick brick and stone columns.

The park is a 320-acre treat with two lakes, the Denver Zoo, the Denver Museum of Nature and Science and the Pearce McAllister Cottage Museum. Its many round-abouts, Romanesque fountains and wild geese make for a pleasant morning or late-afternoon stroll, while the large wood and sand playground, tennis courts and sporting fields provide for a more active lifestyle.
On the other extreme, Colfax Avenue is a magic hat of city excitement. From the almost famous Tattered Cover Book Store to the newly-hip Twist and Shout, the sleek Tommy’s Thai to the spicy Mezcal Restaurant, and the classis Bluebird Theatre to the ever-present Starbucks, this up-and-coming section of Colfax has something for all tastes and hours of the day. In addition, both Colfax and Colorado Boulevard are major city thoroughfares leading to I-25, I-70 or both. Finally, City Park’s own National Jewish Medical and Research Center was voted US News and World Report’s #1 respiratory hospital in the nation since 1997.
With Denver’s ever-increasing growth there’s inevitable development in the area. Although currently high-rise-free, the Pinnacle City Park South is an almost-completed two-tower apartment building with 18 townhouses hugging its base. There’s also a 39 unit condo project with ground floor retail starting late this year on the corner of Colfax and Madison and the Legacy at City Park South, a 38-unit condominium complex starting construction at the end of 2007. |
