Although this neighborhood is also considered the eastern end of Capitol Hill, there are enough differences to warrant its own neighborhood designation. Bordered on the east by Downing St., the west by York, the south by 6th Ave. and the north by Colfax Ave., Cheesman is a wonderful neighborhood tucked in the heart of a hustle-bustle area.

Homes in Cheesman Park
Architecturally one of the most neo-classic collections in all of Denver, the homes between Cheesman Park and the Botanic Gardens on the north and 7th Avenue on the south are some of the most extravagant in the city. Ranging in style from Greek revival to colonial, storybook Tudor, Italian Renaissance and Victorian, these ornate mega-mansions are more like palaces than homes.
Strangely, the four- and five-story apartment buildings bordering the park also lean toward these traditional styles as seen in big shutters, red ceramic roof-tiles, rounded windows and ornate cornices. The rest of Cheesman Park real estate is largely characterized by single-family Denver squares, Victorians and bungalows mixed with smaller, older apartment buildings that seem to blend into the overall aesthetic. High-rise apartments also surround the park like watchful giants. The neighborhood is highlighted with tree-lined streets and wide sidewalks that are perfect for (and populated with) an abundance of dog-friendly residents. The crown-jewel is certainly the neighborhood's namesake park, which occupies the center of the community. With its crushed gravel jogging path and wide-open expanse, Cheesman Park is a treat for joggers, sun-worshipers and dog-lovers alike. Similarly, the neighborhood is highlighted with small shopping spots like Marion and 12th with the bohemian Gypsy House and retro Regal Vintage. Also, Corona and 9th lays claim to a centrally-located King Soopers grocery store, a Capitol Hill Wine and Spirits, an Ace Hardware and a Dazbog coffee house. If that’s not enough, Cheesman is home to a very hip section of Colfax Avenue with close proximity to the Irish Snug bar, Fillmore Auditorium, Tattered Cover Book Store and Record Exchange. Colfax and 6th are all major thoroughfares leading to either I-25 or downtown.
Looking at the entire Cap Hill neighborhood, Cheesman feels like the less transient cousin. There doesn’t seem to be any new construction happening in the area except for the Alta Vera Condominiums that are planned for the corner of 13th Avenue and Downing Street. The project plans call for 20 for-sale residential units. |
