Capitol Hill real estate is probably the most densely-populated in Denver, and runs the architectural slide-rule from efficiency apartments to stunning mansions. It is located south-east of the city and bordered on the north by Colfax Avenue, on the west by Lincoln Avenue, on the south by 6th Avenue and on the east by York Street.

Although Greek revival and Romanesque-style buildings are not common, they add an eclectic flare to this neighborhood, otherwise defined by Denver squares converted into duplexes, Victorians divided into apartments and square brick efficiency buildings.

Around the perimeter of Cheesman Park, glass high-rises and ivy-clung mansions dominate the landscape. The mansions are mostly shuttered colonial and sprawling Tudor with the slightly less-common mission-style. Although there’s no shortage of mature trees, particularly toward the middle and the eastern end, the city-side opens up into more of a city-living environment. Although there’s no distinct commercial district, the Capitol Hill neighborhood is clustered with shopping spots and neighborhood bars. Some of the more prominent include the corner of Corona and 9th, with a centrally-located Kings Soopers grocery store, a Capitol Hill Wine and Spirits, an Ace Hardware and a Dazbog coffee house. Also, Grant and 7th is home to the award-winning green chili at Benny’s Restaurant and the stiff drinks of Lancer Lounge. Or try the indy-themed Esquire Theatre, swanky Table 6 or the Mexican-American-fusion of Lime XS—all found on 6th Avenue. Capitol Hill also has a Botanic Garden, Cheesman Park with its massive Greek pavilion and crushed gravel running path and a variety of small museums. Colfax, 6th and Lincoln are all major thoroughfares leading to either I-25 or downtown.

Already densely populated, the popularity of the neighborhood makes for a sound expansion spot. The Alta Vera Condos on 13th and Downing are 20 for-sale residential units that are still in the processing phase. The Quality Hill Townhomes is a 4-story, 10 unit townhouse building breaking ground in 2007. A slightly different project is the just completed Pearl Street Victoriana, which is a restored historic Victorian with a 5 unit, 3-story condo expansion.
