Currently a diamond in the rough, Berkeley real estate is less architecturally diverse than other neighborhoods in Denver. Located north-west of downtown, Berkeley is bordered on the west by Sheridan Boulevard, the east by Federal Boulevard, the north by city limits and the south by 38th Avenue.
Berkeley Homes
Architecturally defined by ranches, bungalows and shotguns, there are also lacey Victorians and rows of brick Tudors concentrated around the Rocky Mountain Lake Park and Tennyson Street. Occupying the site of the old Elitch Gardens Amusement Park, on the corner of Tennyson and 38th Avenue, a new development of pastel single-family homes, townhomes and lofts has sprung up around the shoulders of the historic Elitch Gardens Theatre. Aesthetically, there are less trees and a more wide-open, suburban space in Berkley than other neighborhoods with a similar single-family home demographic.

Fueled by recent commercial expansion, Berkeley is rumored as Denver's next trendy shopping district. From Simple Food vegetarian grocery to Bikrams Highland Yoga and Tenn Street Books, Tennyson Street may look like Main Street in a small town but it has something for every health-food-enthusiast, Pilates' junky and bibliophile.
Mixed in with these newer shops are authentic Mexican restaurants and historical-hip venues like The Oriental Theatre. Lowell Boulevard also has its share of sweet spots including the authentic Café Brazil, the centrally located Safeway grocery store and the ever-present Starbucks. In addition, Berkeley boasts the Berkeley Lake Park and the Rocky Mountain Lake Park that cumulatively have two large lakes, basketball courts, a bike/pedestrian path, an indoor and outdoor pool, soccer and softball fields, a playground, library, football field and off-leash dog park. Also, a short trip west on 44th Avenue leads almost directly to the historical Lakeside amusement park, while Sheridan, Federal and Lowell are all major thoroughfares connecting to I-70.
Although Berkeley is evolving, there's not much residential expansion beyond Tennyson Street. Outside of the single-family-home “scrapes”, a few smaller projects include a 14 unit townhouse complex on the corner of 46th Avenue and Tennyson called Berkley Row. There's also a 5 unit flats project between 38th and 39th on Tennyson called Wildfire Flats. |
